It takes more than dreams to build your home -- it takes the expertise of a professional experienced custom home builder. Many home owners prefer to undertake their home construction project on their home, by hiring sub contractors to complete tasks in each construction category. This can be a stressful process, because as the owner, you will be responsible for designing a construction schedule, ordering supplies, supervising labor and a hundred other tasks relating to new home construction. Additionally, you will be required to be available on site as the construction progresses. Overseeing construction can differ from day to day, from dealing with missing sub contractors, to resolving conflicts among the various contractors during construction. Constructing your home on your own may seem cheaper, but as many home owners will tell you, the risk of going over budget is significant.
Now, it's time to specify the features of your home. This part of the process involves a significant investment in planning, and is critical to the success of your project. Once you know the specifications of the house, you can establish your budget. Keep in mind that most people tend to under budget for their dream home. Make sure that you discuss your budget openly and freely with your house builder. If you have chosen a reliable builder, he should be able to tell you the exact costing of various materials and supplies, as well as make recommendations about features that can inflate your budget unnecessarily.
Make sure that you have all specifications of your project down in writing in a legally binding contract with the home builder. Most custom home builders will specify two kinds of payment options -- the all inclusive one, in which you are quoted a single price for the entire construction, including the builder's fee, and the fixed fee option, in which you will be billed the costs of construction, including material and labor, and the builder will add a pre determined fee for his services to this cost. Make sure that your house builder gives you a detailed breakdown of the costs in every category of construction.
